Hello and welcome to 2015!

Last year was a pretty interesting one for real estate in the San Diego area. We finished the year with the same amount of inventory we started the year with, but saw significantly less buyer demand as 2014 came to an end. What does this trend mean for prices, sales, and real estate in general as we begin a new year?

When we look at the market overall, we're still seeing rates near all-time lows. Interest rates are currently hovering around 3.5%, but we're not expecting that to last much longer. The real estate market, like all markets, is cyclical - it goes up and it goes down. Since the crash and the recession that followed, we've seen great appreciation in the market, and sellers have been making solid gains.

Our market is in a similar position to where we were in 2003. The Federal Government is incentivizing home buying with low down payment programs, decreasing FHA mortgage insurance premiums, and generally making money more available. Lenders are also stepping up to the plate, making loans easier to get. This is all fantastic news for buyers and sellers today.

The thing to keep an eye on is interest rates - at some point they are going to rise. When they do, we expect the increase to spur home buying activity. Sellers need to see that as an opportunity to make their move. As more sellers and buyers flood the market, it has an impact on prices and thus affordability goes down. This downward trend will happen, as it always does - it's simply a matter of when.

No one can know for sure when we'll see these wonderful conditions come to an end. What we know is, as always, the best priced homes, that are staged appropriately and marketed to the right audience, sell every day!

If you have questions about our market, or would like real estate assistance of any kind, we would love to hear from you! Give us a call or shoot us a quick email, and we'll help you in any way we can!

Thanks, and make it a great day!

Don't Take this Winter off

As we come through the winter selling season, I want to remind you of a few things. A lot of agents think that the winter months are a good time to take a little vacation. The market slows down, there are less buyers and sellers, what better time for some R+R, right?

The truth is, there will still be 3,000 homes sold a month in our market for November and December. Somebody is going to sell them, why can't it be you?

November and December are the months when we usually make a big push. Agents that really want to grow their market share in 2015 are working through the winter. The market share that you gain in a slow market, like our current one, you never give back in a fast market. So, if you want to have the best summer selling season of your life, get to work today.

Give me a call if you'd like a copy of one of our 2015 business plans. This document will help you plan your next year, so you can do what you need to do to have the business and the income you want next year. Have a happy holidays!

Why Does Your Year Actually Start in October?

Hey everyone, this is Jeremiah Taylor from Keller Williams Del Mar and we want to welcome you to 2015. What you may not realize as an agent is that the January 1st in your business's calendar is actually October 1. Let me tell you why.

The reason that the year starts on October 1st instead of January 1st for agents is due to the amount of time it takes to navigate a transaction. What happens if we hold an open house on October 1st, talk to a potential buyer about buying a home, set up a buyer consultation with them, get them pre-approved, go out looking for homes, find the perfect home, make an offer, get it accepted, open escrow, and have a 45 day closing? Well, by now we are at, you guessed it, January 1st.

What most agents don't realize is that October is the perfect month to plan your business for the rest of the year. Now that it is November, it's time to get to work on that business plan. If you'd like a free copy of our Millionaire Agent Business Plan, send us an email or give us a call. Here's to your business, and a successful 2015!
