As we come through the winter selling season, I want to remind you of a few things. A lot of agents think that the winter months are a good time to take a little vacation. The market slows down, there are less buyers and sellers, what better time for some R+R, right? 

The truth is, there will still be 3,000 homes sold a month in our market for November and December. Somebody is going to sell them, why can't it be you?

November and December are the months when we usually make a big push. Agents that really want to grow their market share in 2015 are working through the winter. The market share that you gain in a slow market, like our current one, you never give back in a fast market. So, if you want to have the best summer selling season of your life, get to work today.

Hey everyone, this is Jeremiah Taylor from Keller Williams Del Mar and we want to welcome you to 2015. What you may not realize as an agent is that the January 1st in your business's calendar is actually October 1. Let me tell you why.

The reason that the year starts on October 1st instead of January 1st for agents is due to the amount of time it takes to navigate a transaction. What happens if we hold an open house on October 1st, talk to a potential buyer about buying a home, set up a buyer consultation with them, get them pre-approved, go out looking for homes, find the perfect home, make an offer, get it accepted, open escrow, and have a 45 day closing? Well, by now we are at, you guessed it, January 1st.

What most agents don't realize is that October is the perfect month to plan your business for the rest of the year. Now that it is November, it's time to get to work on that business plan. The Difference Between Teams and Solo Agents

Working as a solo agent would appear to be the best way to make a lot of money in the real estate industry - after all, a single agent doesn't have to split commission with other agents. But when you look deeper, there are many benefits to being a part of a team. Think of it like this: When you're working a transaction you have a job - but when you have an agent helping you with a transaction, you have a business.

We all know it takes about 50 hours to complete a real estate transaction; 10 hours are spent generating the lead and 40 hours are spent servicing the lead and dealing with administrative work after close. Let's say you make $15,000 commission on a deal as a solo agent doing your own lead generation and paying your own costs - your hourly rate would come to $300.

If you're on a team, you might pay a great assistant $800 to do the administrative stuff (40 hours) while you focus on lead generation (10 hours). At this point,you are making $1,420 an hour and working only 10 hours on a transaction. If you add a buyer's agent to the mix and split the commission, you'll still keep $7,100 of the original commission. Here's where the magic of leverage comes in: the buyer's agent will go out and look at properties, show properties, and write contracts (8 hours), while all you have to do is generate leads (2 hours). The buyer's agent makes a healthy $750 an hours, while you make $3,500 an hour because you spend only 2 hours generating leads!

So, by dividing labor and using leverage to get deals done, you are making more money per hour and working fewer hours. But you don't stop there - since you now only focus on generating leads, you focus in on that and dedicate more and more hours to it. It's all about finding out how much your time is worth and maximizing it. An added bonus to all of this is that each member of the team gets better at their job because that's all they do. They become specialists!

As you can see, joining a team is a whole lot more profitable than it would seem on the surface. It's all about using the magic of leverage to maximize your results and grow your business.

What's the Deal with Low Commissions on Open Listings?

Many agents have been coming to us and asking what's going on with open listings. Agents on the selling side are offering unacceptably low commissions - which means many of us don't want to bring our buyers to the home.

Our market is currently appreciating, though it is soft in terms of units. Because of this, sellers are under the impression that we don't bring much value in these conditions. This is simply not true.

What we've seen is sellers listing with agents for a set price, then refusing to cooperate with the agent that brings the buyer's broker. They do this because if they guarantee the cooperating commission, that broker would be on the hook for it. How can we connect buyers with these homes and still get paid?

First, you need to use a buyer representation agreement. This way, you can show your client every single home, pay the fiduciary duty to them that they're hiring you to do, and you can still get paid. The great news is the seller is usually willing to pay your commission, which you can add in as part of your RPA or purchase contract as a buyer nonrecurring closing cost. Remember, you can not make your commissions a part of the contract, it must be called a buyer non-recurring cost. By doing so, you get your commission and the buyer gets the home they want.

Luxury Home Selling


It is another beautiful week here in San Diego and I'm excited because we're going to be speaking about selling luxury homes.

The Low Inventory Challenge: For Sale by Owner Properties


Welcome back to my video blog here in the Carmel Valley Del Mar office in San Diego. Today I wanted to present to you the 'Low Inventory Challenge'.

If we stretch back to about ten years ago, you might remember Shift, which was written by Gary Keller when we went from a high inventory to a low-inventory market and vice versa. His goal was for agents like you and me to find the best tactics to capture the most listings. In our case, we will be trying to capture a For Sale by Owner listing.

If you're like me in this market you're probably talking to sellers, and some of those people may not see as much value in our services as they used to. The internet has helped consumers sell their homes themselves, and because of this, you need to truly sell yourself to them and articulate your value proposition. I'm going to give you a quick example of this today.

"So you see, Mr. Seller, when you list yourself as a For Sale by Owner (FSBO), we call that the veritable 'Garage Sale' of real estate. You see, if you went to a watch store and bought a brand new, shiny watch for $1,000 dollars and then brought it home and set it on a table at your garage sale, you would never get $1,000 dollars for it, even with a receipt sitting right next to it. This is because whenever salespeople are not involved, people are always trying to save money. So right off the bat when a buyer comes to look at your home, they're going to knock off the top 5-7% of your home's asking price because they realize that there is no agent to pay commission to."

"This is why you hire me. Because I can show you my flexible listing strategy. You know, if you do sell it yourself, I'll even waive the commission fee and complete the transaction for you."

How are our agents so successful?

Today I just wanted to talk about the success that the agents in our office have seen so far. The proof is in our numbers, and numbers never lie.
 
Even though the number of listings in the MLS is down by 12%, our agents here in the Carmel Valley Office have managed to sell 26% more real estate than they did at this time last year.
 
Also, the average agent here in our office is outpacing the market by 32% with the number of listings that they're selling.
 
What's even more exciting is that you'll see according to this graph here that they are actually outpacing the market by 69% in listing sold volume, and we know that volume is how they get paid, so this is a great indication of what our agents are doing here.

I wanted to talk briefly today about one of the 6 Myth-Understandings from the Millionaire Real Estate Agent by Gary Keller. In referencing this book, I will also be telling you a success story about one of our clients who utilized this book and our guidance to become one of the best realtors in San Diego.
